Unlike your initial home inspection, our Annual Home Maintenance Inspection is a focused walkthrough designed to help you stay informed about your home's ongoing maintenance needs. We revisit previously identified concerns, visually review accessible major home systems, and discuss any new questions or concerns you've had since moving in.

Our annual walkthrough focuses on three key areas:

• Revisiting concerns documented in your initial home inspection, where accessible and applicable.

• Visually reviewing accessible major home systems, including HVAC, electrical, plumbing, and other major components as applicable.

• Discussing any new concerns, questions, or observations you've had about your home.

This service is intended to help you better understand your home's condition and identify areas that may warrant further attention.

Your home's condition can change over time. An annual walkthrough provides an opportunity to reconnect with an inspector who is already familiar with your property and its inspection history. Whether you're following up on previous concerns or have new questions about your home, our goal is to help you make informed maintenance decisions.

Preferred Client Rate: $199 for homes up to 2,000 sq ft.

Standard Returning Client Rate: $250 for homes up to 2,000 sq ft.

Additional Square Footage: +$50 per additional 1,000 sq ft.

No. Annual Home Maintenance Inspections are focused visual walkthroughs and are not intended to replace a comprehensive home inspection, specialized evaluation, or routine servicing of home systems. Observations are limited to visible and accessible conditions at the time of the inspection. Concerns requiring further investigation may be referred to an appropriate qualified professional.
